The HOME SELLER’s page provides information and tools to assist in preparing and positioning a home for a successful sale and/or preparing for the buyers home inspection with respect to knowing and understanding a home’s serviceable condition.
A PRE-SALE HOME INSPECTION helps proactively prepare a home for sale and improve the homes’ selling position. Every situation will vary; a seller may correct an issue or simply disclose the condition and sell “as is.” Either case can benefit the timeliness and outcome of a sale. Consider the alternative when a prospective buyer hires their own home inspector, discovers significant deficiencies and how the buyer or you may respond. This can be especially problematic once under contract where a homebuyer can back out of the contract or renegotiate price and/or other concessions.
When CHOOSING A QUALIFIED HOME INSPECTOR or a home inspection company BUYER’s/SELLER’s will very often make several mistakes.
3 Common Mistakes When Choosing a Home Inspector/Company:
1. Assuming there is state or other governmental oversight such as licensing, registration or certification of home inspectors. Or, that there is a set Standard of Practice. – Unfortunately, in the State of Colorado there is none. However, a qualified and professional home inspector with nationally recognized standards can be found through consideration of some simple criteria.
2. Simply going with a Realtor’s or other’s recommendation without knowing how the inspector was qualified (i.e, the cheapest or friendliest). Your basis for choosing a qualified inspector may not be the same as someone else’s and for most people the implications of an inspector’s qualifications are very critical.
3. Not realizing that your choice in home inspectors could either reduce or increase your liability. The inspector’s experience, qualifications and whether they carry adequate insurances could implicate you by being the person hiring the individual.
Avoid these common mistakes by CHOOSING A QUALIFIED HOME INSPECTOR.

The HOME INSPECTION CHECKLIST helps the SELLER know what to expect and what to do when a BUYER’S inspection takes place on their home. It helps the SELLER prepare themselves and their home for a smoother inspection, possibly less anxiety and facilitate the process for a more positive experience for both parties.
